The Job Plenty of Outfits

Plenty of outfits will not quote a shed. The job is too small to justify the setup, so the call gets a polite no — and homeowners tell me they heard it three or four times before they got to me. I schedule them. A shed roof is a half-day or a day, and the work is not different in kind from a house: strip it, look at the deck, dry it in, shingle it properly.

What is different is what these buildings have usually been through. An outbuilding is the thing on a property that goes longest without anyone looking at it, so the roof is often original, frequently rolled roofing, and the deck underneath has been quietly taking water for years. That is exactly why it gets torn off rather than covered over — you cannot inspect a deck through a layer you left in place.

If the house is due too, say so. The setup, the dump run and the mobilization are the fixed costs on a small roof, so an outbuilding folded into a house job costs less than the same shed done on its own.

Will you actually re-roof a shed? A lot of places say no.
Yes. It is the most common thing I hear on these calls — somebody has phoned four companies and every one of them wanted a house-sized job or nothing. A shed is a half-day or a day, it needs the same tear-off, the same underlayment and the same flashing discipline as anything else, and I schedule it. Same for a detached garage, a barn, a pool house or a lean-to.
What does a shed roof usually cost?
Far less than a house, and I will give you the number before anything starts. For scale, the published jobs on this site run from about $1,500–$2,000 for a long ridge repair on a gambrel building up to $11,000–$12,000 for a whole property — house, attached garage and the detached outbuilding out back, all three done together. A single shed on its own sits at the small end of that. Free inspection either way.
Is it cheaper to do the shed at the same time as the house?
Usually, yes, and it is the main reason to think about them together. The setup, the dump run and the mobilization are the fixed costs on a small roof, so folding the outbuilding into a house job spreads them. On a New Richmond storm job the house and the outbuildings were stripped and dried in by morning and finished by mid-afternoon — same crew, same day, one setup.
My shed has rolled roofing on it. Can that just be shingled over?
I would not, and here is why. Old rolled roofing traps moisture against the deck, and going over it hides whatever the deck has been doing underneath. On a recent shed the roll came off and the decking under it was stained dark around the old fasteners — you only see that with the roofing off. Tear-off, look at the deck, then synthetic underlayment and shingles. Shingling over a problem is how a shed roof fails twice.
Does homeowners insurance cover a shed or detached garage roof?
Often, yes — most policies cover detached structures under a separate limit, usually a percentage of the dwelling coverage, and storm damage to an outbuilding is a real claim. It is also the part carriers most often leave out of a scope. On a New Richmond job the carrier approved part of the claim and denied the rest, which is where most homeowners stop; we worked the rest of it and then did the whole job. If a storm hit your shed, it is worth having me document it.
Do you do more than the roof on an outbuilding?
Yes — rotted fascia and soffit, trim, and wood siding repair go with this work more often than not, because an outbuilding is usually the thing on the property that has gone longest without attention. If your shed needs the roof and the trim, that is one visit, not two.
