The Mason Roofs I Actually See
Mason isn't one housing market — it's three, and they age differently. Here's what I run into on roofs across town:
The late-90s/2000s boom subdivisions — the big two-stories off the Mason-Montgomery Road corridor and out toward Kings Mills. Most went up in a short window with builder-grade shingles, which means whole streets hit the end of their roof life at the same time. If your neighbors are re-roofing, that's not a sales wave — it's the original roofs aging out together.
The golf communities — Heritage Club and Crooked Tree. Larger roof planes, more complex hips and valleys, and HOA color approvals to deal with. I handle the HOA paperwork and color submittal as part of the job, not as your homework.
Downtown Mason's older homes — the streets around the old downtown core carry steeper pitches and older decking. Those get a decking inspection before anyone talks shingles, because a clean-looking old roof can hide soft boards underneath.
