The established neighborhoods — much of the housing stock off Beechmont, Salem, and Eight Mile went up in the 60s through the 80s, which means many of these homes are on their second or third roof. Re-roofs are where shortcuts hide: I check ventilation and decking on every one, because a roof that was covered instead of corrected twenty years ago fails early.
The tree canopy — Anderson's mature trees are the neighborhood's best feature and its roofs' hardest opponent. Limb strikes after wind events, gutters that fill fast, and shaded slopes that streak. A wind claim with a limb involved is documented differently than plain shingle loss — I handle that distinction on the inspection.
Turpin Hills and the Coldstream side — larger homes with complex rooflines, and premium materials show up more often here. Bigger, more complicated roofs are exactly where you want one person accountable start to finish.
