Batavia splits into two very different roofing jobs, and knowing which one you have changes everything:
The village core — the older streets around Main Street and the courthouse carry homes that have been re-roofed more than once. Layered shingles, older decking, steep pitches. Ohio code limits how many layers a roof can carry, so some of these are tear-off jobs whether we like it or not — I'll tell you up front, with photos, before there's a contract in front of you.
The SR 32 corridor subdivisions — the newer developments off the Appalachian Highway and toward Amelia went up mostly in the 90s and 2000s with builder-grade shingles. Those roofs are aging into replacement territory together, and because Clermont County sees so much storm claim activity, a lot of them qualify as insurance work rather than out-of-pocket work. That distinction is my specialty.
The rural edges — out toward East Fork and Williamsburg, longer driveways and outbuildings. Barns and detached garages can go on the same claim as the house when the same storm hit them; most homeowners don't know to ask.
